Four Inspections Every Buyer Should Do When Purchasing a Home

Radon

Radon is a naturally occurring gas in granite and is prevalent in Colorado.  Thankfully, there are easy ways to test for it, and professionals help remediate radon so it doesn't present a health problem.  Radon is the second leading cause of lung cancer, so ignorance is not bliss.  You can learn more about radon from my earlier blog on April 18th, 2024.

Home Inspection

Hire a certified home inspector to inspect the home you purchase if it's brand-new construction.  They have a checklist and know what to look for.  You can meet them at the property during an inspection, and they can show you areas of concern.  You should receive a detailed property report from them.

Roof Inspection

Roofs are expensive, necessary items that usually need to be replaced every 20-40 years or when damaged. They should be maintained on a regular basis. It protects your investment to have the roof inspected to determine its condition, whether any necessary repairs are necessary, and to obtain an estimate of its remaining life. A roof is a major capital expense, so protect your investment by inspecting the roof.

Mold

Mold can cause serious health problems, and it's not always visible. It can be caused by a number of things, including water intrusions; there may or may not be evidence of it. Mold inspectors can sample the air to see if mold spores are in it and use infrared cameras to detect moisture. They also inspect the walls and sheetrock.  Mold can be remediated but it's difficult and it's expensive.  It's imperative to do testing and have an inspection before purchasing their property

Depending on the type of home, age, and features, you may want to conduct a heating and air conditioning (HVAC), plumbing, lead-based paint, electric, septic, foundation, pest, and chimney.  

Request Repairs

After receiving your inspection reports, work with your buyer's agent and submit an Inspection Objection addressing your concerns.
